Metro Cess / LBT
Some cities (like Mumbai, Pune) add a cess (e.g., 1%) on top of the base stamp duty for infrastructure projects.
Ready Reckoner vs. Agreement Value
Stamp duty is calculated on the higher of your property's agreement value or the government's circle/ready-reckoner rate.
Miscellaneous Registry Fees
Small fixed charges for document scanning, copying, and indexing (folio fees). Can amount to a few thousand rupees.
Legal & Advocate Fees
Variable charges for legal advice, title search, and agreement drafting. It's wise to budget an estimated 0.5% - 1% of property value.
Stamp Paper & Notary Fees
Charges for the stamp paper itself and for notarizing documents. Usually a minor, fixed cost.
Mutation Charges
Fee paid to the local municipal body to update the property tax records with the new owner's name after registration.
GST / Builder Convenience Fee
GST is separate from stamp duty and applies to under-construction properties. Some builders also add a "convenience fee" for their services.
TDS (if buying from an NRI)
If the seller is a Non-Resident Indian (NRI), you must deduct Tax at Source (TDS) as per Section 195. This is separate from stamp duty.
